The 72,000 square foot campus project included clean rooms, general lab space, manufacturing areas, very high-end office space, underground parking garage, and custom furniture solutions. Bandak PM delivered success both on time and under budget during the peak of the COVID-19 pandemic, overcoming industry breaking obstacles.

JLab Audio — Overcoming Budget Constraints & Pandemic Supply Chain Obstacles

JLab Audio had a very specific budget for a 25,000 square foot building impacted by pandemic-related supply chain obstacles. The Bandak PM team seamlessly organized procurement in a manner that prioritized early decisions on items with long lead times, and put in place a strategy that mobilized the contractor sooner so the project could start ahead of schedule. As a result, during the peak of the COVID-19 pandemic, Bandak PM was able to deliver success both under budget and a month ahead of schedule.

BioLabs — Facilitating R&D Space Transformations in Record Time

BioLabs
As a premiere coworking lab space, BioLabs needed a new space to support their rapid, exponential growth. Bandak PM expertly forecasted future needs and built a space that allowed Biolabs to easily and efficiently repurpose lab space to be customizable for different research firm requirements within a week. Bandak PM also strategized Two Phased Master Plan that successfully vacated BioLabs from their previous building to avoid 5-6 months of double rent and penalties. Biolabs moved into fully functioning temporary swing space in their new building while designing, engineering, and permitting their new permanent 32,790 sq ft of co-working lab and office spaces. Bandak PM supported BioLabs through opening day with occupancy with tenants leaving the building on Friday coming back to a move-in ready space on Monday.

BioLegend
Bandak PM continues their relationship with BioLegend with the expansion of their campus from real estate negotiation through occupancy. The team diligently oversaw all plans and improvements of the 45,000 square foot facility, working with local utility providers to manage dry utilities infrastructure upgrades to the building. Bandak PM expertly managed the design and engineering process to deliver the project on time and on budget. They’ve since managed the FF&E procurement process to ensure a seamless and timely delivery and installation.

Horton Plaza Spec Labs — Ensuring a Successful Handoff

Horton Plaza Spec Labs
The Bandak PM team played an integral part in evaluating existing conditions so the handoff from the Core and Shell General Contractor to the Tenant Improvement General Contractor was seamless and did not further delay the interior construction schedule. Bandak PM led the successful conversion of Levels 2, 3, 4, & 5 (140,000 square feet total) of beloved San Diego shopping plaza to mixed use (lab & office space) to completion. Levels 2 and 4 include speculative lab and office space engineered to provide ten to twelve air changes per hour, 50% to 75% modular lab casework to provide flexibility, and a Conference Center on Level 2. Level 3 included conceptual design and preliminary engineering of a Vivarium in the event a potential operator or tenant requires it. Bandak PM was able to manage all of these requirements while keeping the project delivered on time.

Emeryville Bioscience Center — Expertly Executed Acquisition Due Diligence

Emeryville Bioscience Center
Emeryville Bioscience Center’s 130,000 square foot facility was divided into four speculative suites and included outdoor amenity space, a common hallway with indoor conference spaces, numerous suites each with office and general lab space. Bandak PM managed local utility providers to oversee dry utilities upgrades including power, sewer and telecommunications to the building. The team oversaw the design and engineering process as well as the permitting and construction of the facility to deliver the project on time and on budget.

Bandak PM is managing the complex onsite activities, documentation control, and schedule and budget management throughout construction of two ground-up lab and office buildings, site improvements, new entrance and underground utility installation. When the multi-phase  process is complete, the project will offer two buildings, each 125,000 square feet of high-end office and state of the art lab space.
