Affirmed Housing Group: The Helm
Bandak PM built a 50,000 square foot midrise building in the heart of downtown San Diego into 78 beautiful units of affordable housing for individuals and families. Bandak PM managed the community outreach to ensure compliance of their air rights and negotiated laydown areas and shared utility services. The project included five stories of wood framed over two stories of concrete podium, one level of parking garage, a courtyard on the third floor, and a complete solar heating system on the roof.

Union Apartments — Designing Effectively & Responsibly for 170 Unit Complex 

Union Apartments
At 179 units at nearly 5-acres, Union Apartments is a vast, modern residential oasis including supporting amenities such as lobby area, pool and spa deck, pool house and gym, a community park with playground, firepits, dog run, a natural cascading stream, and tuck under parking. Built into a natural hillside, the team prioritized protecting the natural landscape and existing stream while preserving the views – a complicated feat. As the project progressed through the pandemic, the Bandak PM project managers expertly evaluated lead times to foresee potential supply chain impacts, continually analyzing work-in-place to deliver success. The team proactively and aggressively completed the lengthy final completion list on time and on budget.

Wintergardens Apartments — Multifamily Housing with Focus on Thoughtful Sustainability  

Wintergardens Apartments
Bandak PM expertly orchestrated conception, design, and seamless execution of a 78 unit multifamily housing project with complex environmental accommodations. Each unit is a three-story walk-up with bioretention basins to collect and direct stormwater, and carport shade canopies with PV panels. Leading the initial planning phase, Bandak PM solicited proposals from consultants to evaluate existing conditions, and worked with the county and design team to meet these sustainability goals both on time and on budget.

Powell Street Apartments & Restaurant — Leading New Development of Historic Building

Powell Street Apartments and Restaurant
The Bandak PM team made sure no detail was overlooked when rebuilding a beloved San Francisco landmark after a fire destroyed the interior. The team expertly conducted a site due diligence for a 60,000 square foot condemned space and strategized the best path forward accounting for supply chain constraints and ensuring no damage would be done to existing historic exterior. The project included one level of ground floor retail, 22-multifamily units, and a rooftop restaurant. Bandak PM managed an extensive permitting process with the city of San Francisco due the building’s historic status and the sensitive nature of a tight city environment.
