Bandak PM’s Base Budgets include estimated costs for design, engineering, permitting, construction and furniture, fixture, and equipment expenses. At Bandak PM, we approach each project with a unique and focused lens – we’ll evaluate what disciplines and expertises are required and itemize costs for each discipline as well as a Preliminary Cash Flow Projection to aid the client with forecasting.

The Project Schedule includes everything required to deliver a project on time. The schedule will include action items related to real estate transaction and due diligence, entitlement processing, design and engineering, plan check and permit processing, construction, and occupancy.

Bandak PM will work with the client to understand what they need from their space, how their requirements can fit within potential building opportunities, and to create the foundation for the size, space efficiencies, layout and architectural components of the new space.

One of the most important aspects of the search and negotiations process is the Building Tour. Bandak PM will attend the building tour, document existing building conditions, and create a list of potential issues. This information allows us to create preliminary budgets and schedules that are unique to each opportunity. In addition, the assessment helps the team establish a strategy for negotiations, space use, and to align the client’s goals with the budget and schedule.

Bandak PM will review the Work Letter and provide comments that align with the client’s goals. The Work Letter review is incredibly important as it helps the team establish a firm strategy for the design, engineering, permitting and construction process, and financial reporting. Once the lease and Work Letter is executed, we will monitor all required deliverables and track approvals.

Every project is different. Bandak PM will create a Comprehensive Budget that includes all project costs, including design and engineering fees, general contractor, and subcontractor costs, permitting and impact fees, low voltage and third-party costs, furniture, fixture and equipment fees, and contingencies. With an approved budget, Bandak PM will create a Cash Flow Projection to help with capital commitment and planning, and the team will monitor the financials to ensure the client is making decisions that align with the project’s budget.

Bandak PM will create a Project Schedule that includes activities, durations, and milestone targets for the real estate negotiation, design, engineering, permitting, and construction process. Throughout the design, Bandak PM will work with the team to create the Procurement Log to allow the team to proactively compare material and equipment lead times with economic conditions and installation dates.

Bandak PM will prepare the Architect Request for Proposal and will solicit proposals from firms who are appropriate for the project type. Once proposals are received, Bandak PM will review and recap the responses, schedule and conduct interviews, make recommendations to the client regarding the fee proposal and final selection, and negotiate the business points of contract with architect and/or space planner.

As the design progresses, Bandak PM will ensure the team is coordinating information and remaining on schedule to meet the critical milestone dates.

Bandak PM will prepare the General Contractor Request for Proposal, solicit proposals from an appropriate group of contractors, review and recap general contractor responses, schedule and conduct general contractor interviews, make recommendations regarding the fee proposal and final selection of the general contractor, then negotiate business terms of the general contractor’s contract.

Once the general contractor mobilizes on site, Bandak PM becomes actively involved in the day-to-day. The team will conduct site visits, lead weekly construction meetings, coordinate and monitor all client changes, monitor and control the submittal, RFI and change order process to ensure an organized and proactive flow of information. The team will monitor, track and review for accuracy all invoices and update the client on a regular basis on progress. Bandak PM does not draw a hardline on our services during construction because of our commitment to deliver a successful project.

Bandak PM will create a Master List of required vendors for the project, help to establish a strategy to identify the scope of work for each vendor, review proposals, and help make final recommendations with the client. Once the third-party vendors are on board, Bandak PM will integrate each vendor’s scope of work into the overall project schedule.

Invoices will be received, reviewed, and approved on a monthly process, documented in a Master Invoice Tracking Sheet, and payments will be coordinated with fund control, banks, or landlords.

Bandak PM will perform a site assessment and project evaluation to understand how the existing site entitlements compare to the proposed project scope. The evaluation is formalized in a Gap Analysis that compares existing conditions to desired outcome and itemizing milestones, scopes of work, and assigns timelines and cost parameters for the investor’s consideration.

Bandak PM will create a Conceptual Estimate comparing the estimated financial commitment, and expected total schedule commitment to deliver the desired outcome. The Conceptual Estimate will include all soft costs, hard construction costs, permitting and impact fees, FF&E scope items, contingencies, and owner third-party certification and inspection fees.

Bandak PM will prepare a Preliminary Schedule which will include transactional periods, zoning and entitlement research, potential strategic phasing opportunities, comprehensive design and engineering durations and milestones, general contractor pre-construction deliverables, owner approvals, permitting durations, bidding, estimated procurement durations, mobilization, construction, FF&E installation, and occupancy action items such as third-party inspections or certifications.

Bandak PM will attend design meetings to provide feedback on costs and constructability of items to ensure they can be constructed within the allotted time frame and the established budget. Bandak PM will also review the final Construction Documents, helping to confirm they are complete and that the documents are suitable for submission to the general contractor and subcontractors for bidding purposes.

Bandak PM will lead the solicitation and negotiations for all consultants, including design and engineering firms, contractor and subcontractors, and third-party consultants to complete comprehensive reviews of land sites and / or existing buildings.

Bandak PM will attend weekly construction meetings and monitor activities and action items. The team will conduct job walks to check construction activity against the established schedule and check the quality of the work, monitor the submittal process to ensure that information is flowing in a timely fashion and that materials are approved, ordered and received in a timely fashion, and monitor the RFI and Change Order Process to ensure information is received by the general contractor in a timely fashion and that any changes to the project are monitored and appropriate action is taken.

Bandak PM will attend a walk-through to inspect the final construction work and assist the architect and/or general contractor with creation of a Punch List. The team will also monitor the completion of the Punch List and request project close-out information from the general contractor.

Bandak PM will review invoices and Pay Applications for accuracy and forward them to the client for final approval and payment. The team will conduct final accounting of all consultant fees, and review final Pay Applications with the general contractor to resolve all allowances and conduct an audit of construction costs. Bandak PM will check each Pay Application for required supporting documentation, including Conditional and Unconditional Lien Releases.
